Why Association Fees?

A question we get every day is what are the fees and what do they include? This is a great question and one we are happy to explain. Association fees, homeowner fees or assessments as they may be called, cover in part, the cost associated with owning property. These are day-to-day necessities such as water, sewer, trash pickup, and maintaining buildings and grounds. At Ocean Creek, they also pay for those extra amenities and services that we enjoy like recreational facilities, cable TV, and Internet (is that for enjoyment or a necessity?).

In Ocean Creek we have two levels of associations; the Master Property Owner’s Association (MPOA), and the six individuals associations: the Garden Homes, the Tennis Villas, the Greens, the Lodges, Tower North and Tower South.

The MPOA fee is approximately $221 a month, paid quarterly. That pays for the security which is 24/7 with a guard at the gate and a rover, maintaining the 57 acres of beautifully landscaped grounds and trees, the tennis center, the Beach Club, walks, the six common pools, high speed Internet that is available anywhere on the property.

The balance of the fee ranges from approximately $180 to $545 a month. These fees are determined by each of the six associations and vary based on the number of bedrooms or size of the property. These fees pay for Cable TV (with about 70 channels and HBO), monthly pest control, trash pickup, the maintenance of the building exteriors, elevators, halls or fences, and the insurance for the buildings (Tower North bills for the actual insurance premium annually). These fees also pay for the building managers and the building staff who mop the lobbies, clean the hallways and elevators, the walkways, parking decks, all the common areas. Tower North and Tower South also maintain their own pools and the cooling towers for each building.

So, to make a fair comparison take out a piece of paper and write down how much you spend each month for each of these items: insurance, cable TV or satellite, Internet, water, waste, trash, pest control, yard care, maintaining the outside of your house, etc. When we completed this exercise, we exceeded the average fee at Ocean Creek with just the first four items, (it did not begin to cover what we spent on house and yard maintenance) and we did not have a pool, tennis courts or security.

When you consider all that is involved, association fees can be a real bargain. Associations, especially large & healthy associations like Ocean Creek have much greater buying power than individual homeowners. The pooling of resources also enables owners to have a lot more fun; like taking a walk on the beach, a swim in the pool or playing tennis instead of mowing the grass or pulling weeds.

What sets Ocean Creek Plantation apart?

What is different about Ocean Creek from other condominiums?  Ocean Creek is a 57-acre master planned ocean front resort stretching from the Atlantic Ocean to Highway 17.  It offers a diverse mix of resort real estate opportunities.  These range from luxurious ocean front high-rise residences; Tower North and Tower South, to the private Garden Homes, Greens, and Tennis Villas or the Lodge Villas surrounded by trees and pools.

When the Ocean Creek was begun, the developers; Summey Building Systems, a subsidiary of the Dana Corporation, engaged internationally acclaimed architect; Robert Lamb Hart of New York, to create a master plan for the 57-acre ocean front tract.  With clients such as Walt Disney Organization, Callaway Gardens and The Greenbrier, Hart had the vision for an ocean front resort that succeeded in preserving the ecology of the beach and the woods yet evolving into an active resort community.

Before the first plans were drawn, a tree survey was completed of the entire property.  All trees more than four inches in diameter were platted and buildings were placed so, where ever possible, these trees were preserved.  The entire site on the ocean side of the Creek was dedicated to the ocean front Beach Club, so all residents and guests would be able to enjoy the ultimate ocean front experience.   A central green belt was incorporated that extends from the entrance of the property to the Beach Club. This allows an immediate connection to nature and the ocean starting at the time an owner or guest enters the community.  The walk to the beach under the beautiful canopy of trees, with the ocean in view is a great pleasure.  Shouldn’t getting there be part of the fun?!

Personally, I feel a sense of calm whenever I turn off Hwy 17 and drive under the canopy of Live Oak trees that grace the entrance of Ocean Creek.  Much different from so many condominiums which are just a building, pool and a parking lot; living in or visiting Ocean Creek Plantation, is to experience what life in a residential sea-side resort should be.

One of the amenities that sets Ocean Creek Plantation apart from most other condominiums in the Myrtle Beach area is our terrific tennis program.

Patrick Paggeot, the club manager and a USPTA, USPTR professional has put together a robust schedule of activities and events for residents, seasonal visitors and vacationers.   Individual play, league play, individual and group lessons are available.

Drop-ins are welcome at the men’s round robin offered Tuesday, Thursday, and Saturdays 8:30-10:30am.  The ladies are asked to sign up for their round robins which are Monday, Wednesday, and Fridays 9:00-11:00am. There is also a mixer on Sundays 2:00-4:00pm.

Property owners and their immediate family are not charged a fee to play.  Non family members and guests of property owners are charged $5 to play and rental guests and the public are charged $20 an hour for up to 4 people with seasonal specials for rental guests. Singles can come in and be matched for play.
